First Time Home Buyer Special Programs

0% Down Payment


This Product allows the client to borrow the 5% that is required to purchase a home in Canada. The Bank is able to recoup the 5% down payment through the interest gained in the first 5 year term of the mortgage. The client must have good job stability, a strong credit score, and the ability to make future payments.

Cash Back

This product is perfect for the client who has enough for the down payment but wants to save money to buy furniture or perhaps make some intial renovations to the home. Client will receive 1.5% of purchase price as cash back to freely make purchases.


Flex Down Borrowed

This product is for clients who are having difficulty coming up with the 5% required to purchase a home in Canada but still want the strongest rates possible. This product allows the client to borrow the down payment from outside of their own personal resources. This means the client can get a loan from a bank or another financial institution to use as the down payment. The client would receive the financial institutions best rate and not the posted rate which is generally higher. However, the lender must see that the client has enough income to cover the new debt that the loan will bring as well as their monthly mortgage payment. 


 

Special Programs for Rental/Revenue Properties

50%-80% Rental Offset

This mortgage product allows a client who is looking to purchase a rental property to qualify for a higher mortgage amount. When purchasing a rental propert most major lenders only allow you to use 50% of the possible rental revenue from the new property as part of your income. However, we deal with lenders that allow the rental offset to be all the way up to 80%. That enables the clien too have a higher income available to them which means they qualify for more.

New to Canada


There are many different mortgage products that are available to people who are new to Canada. However, some of them are more flexible than others. With some of our programs little documentation is needed, depending on the situation we can use 6 months of utility bills to approve an individual. Even if an individual has a S.I.N. that begins with "9" we can get he/she approved.
